Home Managers are Home Stagers that live in a vacant home while it is for sale. They have beautiful furniture, Stage it and take care of basic lawn care such as watering, mowing and edging. They also pay the utilities. This is a great alternative to traditional Staging where the seller pays $1800.00 and up to have the home Staged and then pays an ongoing monthly rental fee until the home sells. At Sellright Home Staging our experience has been, by the 3rd month sellers don't want to pay a monthly rental for the Staging and will have it removed. So now you have a house 3 months and more on the market and it's vacant.
Benefits to Sellers using Home Managers
Homes will always show better than a vacant home.
No cost to home owner!!!
Home Managers are like house sitters, taking care of the home.
Seller gets relief from having to pay utility bills on a second home.
Home owners insurance will go down since home is no longer vacant.
Lawn is taken care of without the extra expense.
Home Managers always keep the home in showing condition and leave for showings with just a 15 minute notice.
If your seller is considering renting the house while on the market, the tenant is usually not cooperative with showing the house, the house will not show well, and can actually cause it to be on the market much longer. With Home Managers, the goal is to get the house sold as soon as possible. They are on your team!

Over this last year, while doing a Staging bid, I have been to two homes that had no consideration to the dining room.
Both these homes had been remodeled and updated with walls torn down and replaced. One had the dining room but seller called it a great room, as I was taken on a tour of the home. The other home had what looked to be a wide hall to the kitchen but was actually the dining. Both these homes where on the market over a year. Neither one hired me or any one else to Stage. I'm not sure what became of them but I'm sure you could guess. If you find that you are working with an investor please make sure they consider the dining room.
TV's
Since the big TV's are on their way out, more and more investors are asking to decorate with flat screen TV's. Some are installing wiring for surround sound systems and cabinets for the TV's. This makes only one place for the TV to go. But what if it's not in the right place?
Consideration needs to be given to traffic patterns going to the bedrooms and other areas of the house. If there is only one way to get to the bedrooms, someone will always be passing by the TV mounted on that wall.

Sellright Home Staging can do a consultation during the remodeling of homes so these two situations do not result in many ,many days on the market.
Decorating is just that! Making the home desirable and comfortable to the home owner. Adding the color and fabric that one chooses to surround themselves in. "To add paint, wallpaper, and textures."
Staging is marketing the house to appeal to most buyers. Therefore, neutral colors and no wallpaper are best and using furniture that does not go over the edge one way or the other is used. Rooms are not filled with furniture but instead, some space is left to show that there is "plenty of room for more." The home owners personality is removed, and the house is now a product for all interested buyers to see.
Why Hire a Home Stager?
Home Stagers are trained to Stage the home to appeal to most buyers. Stagers analyze the room to decide where the furniture should go for best traffic flow and appeal. Its all about the house and the buyer, not the seller! And, statistics show Staged homes sell much faster than vacant homes.
Run Your Comps! Occupied vs Vacant
In almost every neighborhood, you can run the comps and see vacant homes are on the market 2 and 3 months more than occupied. Staged homes are still selling in 30 days or less in the same neighborhoods.

Looking Beyond Traditional Marketing Using a Home Stager
With an increase in inventory, approved buyers have more to pick from. They want a house they just have to have, thus the phrase "wow factor". How better to provide that then to have the home Staged by a professional Home Stager. Some Realtors won't even take the listing unless the seller agrees to at least a Staging consultation. If the buyer can't see the house, but can identify who lives there, then they can't imagine themselves living there.
Susan, in Dallas says, I'm doing a diservice to the seller to take the listing when I know the house is going to sit on the market for months. Let them hire another Realtor, they'll be calling me down the road saying, "I should have listened to you Susan."
The Role of a Realtor When it Comes to Home Staging
Many Realtors shy away from Home Staging, thinking they will have to pay for this service. Do you pay for the carpet to be replaced ? Do you pay for the professional cleaners to come in? Do you pay for the painters or the landscapers. It is the sellers responsibilty to put their house in marketing condition. They need Realtors to explain this to them, to tell them the carpet should be replaced, to get the house cleaned and decluttered. There are many Home Stagers in Austin that can consult with the seller and explain these things for you.
