Home Staging is about putting your home in the best possible light for buyers to view and fall in love with. Just like you detail your car before selling it so you can get as much money as you possibly can, you should also detail your house so you can get as much money as you possibly can. It really does work just like that.
When detailing a home before placing it on the market you should remove anything personal that the buyers can identify the home owner with. No awards, no family pictures, no smells, no religious items etc. You want to take your personality out.
Pack up what you don't need now, but please leave some items to decorate. Art work is a must ,plants, some furniture but not too much. Most people have too much furniture in their home for Staging purposes. Remove the unnecessary pieces.
The master bath should look like a spa, the master bedroom should like a retreat from the days stresses, the kitchen should look like a kitchen anyone would enjoy cooking in.
Clean, clean, clean. The house should smell of cleanliness not odors from pets or cooking.
Fix any broken items that you have been tolerating the last couple years. The inspector is sure to point these items out to your buyer.
Any walls painted dark colors such as forest green, navy blue, red, pink etc. should be painted a neutral color but not white.
Carpet should be replaced if more than a few years old. Offering to give a carpet allowance is not a good idea. Buyers only know what they see, not how it's going to be!
If at this point you have become overwhelmed, you have good reason to be. Getting a home ready to sell is a lot of work, but it has to be done. You can do it now before you put it on the market, shorten the time its on the market and get a good price,or you can do it in 6 or 8 months after you've dropped the price and finally have a buyer. Then it's time to move and pack up, and clean up because you have to clean for the buyers before their final inspection.
